Our intent is always to inform a potential client, to give them accurate information to make their own best decisions. Our recommended price isn’t offered to “win” the listing with an unrealistic price…even if the seller is disappointed in the number. It is simply our best educated and data-driven estimate of what the current market will bear. An honest, unbiased opinion of what the property will realistically sell for.
Realistic, practical recommendations to prepare the property to appeal to the highest number of interested buyers. Some of these improvements may be small and only cost the seller a bit of time, while others may be more substantial. We will never recommend any improvements that do not make financial or business sense for the client’s situation. In short – we work with a client’s particular needs to get the best outcome for their bottom line, not ours.
Each shot is carefully chosen to present the property in its best possible light & to showcase its best features. We base the number of photographs on how many photos we need to convey the property, not how few can we get away with. We are cost conscious but not cost driven. We invest in professional photography because we see it as a marketing must. Our clients and the homes they love deserve nothing less.
We craft the most compelling description of the home, edit the best photos and only then launch the property into the world. We syndicate the property to every real estate professional through the MLS and to to home seekers everywhere through consumer websites like Zillow, Realtor.com, Homes.com, Trulia & 100’s of other websites and portals where people go to search for homes.
Professionally printed brochures are made available to prospective buyers visiting the home.
We hand craft a website for each property where the photos aren’t limited in size or quantity, where the description can be as long as we need it to be and where we can add any additional information at will, as needed.
In short, we put all our marketing savvy into promoting the property to the widest audience, and doing it in a manner where it’ll stand out amidst a sea of competing homes. Where the initial response, the most important first impression will be the sort that compels an ideal buyer to see the home in person and to make a reasonable offer and not seek reasons for haggling on price or terms.
